Survey & Markup

Under Planning in the menu.

A six-stage flow that turns a walk round the house into a quotable schedule: survey the rooms, add drawings and outline the rooms on them, mark up services by trade, review the results and heat-loss report, price the counted item schedule, then issue each trade's committed version for quotes.

In this section

  1. Stage 1 — Survey the Rooms — Walk the house room by room recording fabric, openings and measurements. This is the input to the heat-loss report and the Part F ventilation register.
  2. Stage 2 — Drawings & Outlines — Attach the floor-plan drawings and outline each room on them, so everything you mark up later knows which room it is in.
  3. Stage 3 — Mark Up the Plans — Place sockets, lights, radiators, pipe runs, cameras and vents onto the drawings, one colour-coded layer per trade, and commit a version.
  4. Stage 4 — Results & Reports — The heat-loss report, room by room and for the whole house, with recommendations, and the reports Building Control ask for.
  5. Stage 5 — Item Schedule — Every item the markup counted, per trade: review the quantities, add anything the drawing missed, and give each line a product, supplier and price.
  6. Stage 6 — Issue for Quotes — Stamp a numbered issue and send each supplier a private link with the item schedule and marked-up plans, then track the prices that come back.

Methodology: The survey is the bridge between the building as it stands and the work you will price. It moves left to right through the six stages shown at the top — Survey the Rooms, Drawings & Outlines, Mark Up the Plans, Results & Reports, Item Schedule, Issue for Quotes. Everything saves itself as you work; what fixes a version is committing one, so suppliers always quote against a definite version rather than a moving drawing. Each trade — electrical, lighting, plumbing, heating, security + automation, entertainment, ventilation — is its own colour-coded layer, and layers you never draw can be switched off in Settings.

Steps:

  1. Survey the Rooms: press Add room (or work the rooms from the property), record fabric and measurements; Print plan gives a paper copy.
  2. Drawings & Outlines: press Add drawing for each floor plan, then Outline rooms and click a room chip to trace it on the drawing.
  3. Mark Up the Plans: on the Electrical, Lighting, Plumbing, Heating, Security + Automation, Entertainment and Ventilation tabs, place the items and join them with runs; press Commit version to send the counts to the Item Schedule. It opens scoped to the trade you are working on, and names any OTHER trade with uncommitted changes, with a one-click option to commit them all.
  4. Results & Reports: read the Heat-loss report & recommendations, or print the Building-regs report.
  5. Item Schedule: review each counted line, add anything the drawing missed, and give each a product, supplier and price.
  6. Issue for Quotes: press Request quotes or comments — a numbered issue goes to each supplier as a private link with the schedule and drawings. Earlier issues stay listed and can be downloaded again. Marked up something new? Commit it on Mark Up the Plans first, or the older version is what goes out.
