Planning & Consents

Under Planning in the menu.

Follow an application through its stages — planning permission, listed building consent, building regs, protected-species licences, party wall notices — with the statutory dates worked out for you.

Methodology: A consent is a process, not a document. Pick what you are applying for and the stages, statutory deadlines and cautions come with it. Dates hang off anchors rather than one flat count from submission, because the statutory period runs from validation — usually a week or three after you press submit, and starting again if the authority rejects the application as invalid.

The tracker and Consents & certs are two views of the same records, not two places to file. An application appears on the register from the moment you start it, so recording the decision at the end is all the filing there is — there is no separate step and nothing to copy across.

Targets never move on their own. When what actually happened shifts the clock, you are told how many dates would change and asked; stages already achieved keep the target they were measured against, so slippage stays visible.

A survey that has to be commissioned before work starts and is not yet on file — an asbestos refurbishment & demolition survey on any building from before 2000 — is flagged at the top of this page. A building survey does not include one. The record itself is kept on Health & Safety.

Steps:

  1. Press Track an application and choose a template — Planning permission, Listed building consent, Building regulations, Party wall notice and others.
  2. Fill in Title, Authority, Reference and Phase this affects; answer Has it been submitted? (Not yet / Submitted on) and press Start tracking.
  3. On the application card mark each stage Done today or N/A as it happens; accept or decline the date shifts it offers.
  4. On a protected-species licence, press Add roost assessment report or Add emergence survey 1 report after each visit — it is saved to Documents as a Survey/Report as well. Press No bats found under Survey result if the surveys come back clear: the licence stages are marked not needed and the application closes as Not required. Undo puts them back.
  5. Link an email or Log a call or note under Correspondence, and fill in Record the decision — Outcome, Decision date — then Save.
