Feasibility

Under Planning in the menu.

Build the outline cost and funding case before purchase or before the work starts: purchase costs, refurb budget, contingency and where the money comes from.

Methodology: Feasibility separates purchase costs, pre-acquisition fees, refurb budget, contingency, incidentals and funding. This sets the ceiling for what the project can safely spend, and the funding side of the case lives here too.

Steps:

  1. Switch to Budget. Fill in Purchase, Due diligence and design fees, Refurb budget & contingency and Incidentals — + Add row for anything extra — then press Save budget. On a building from before 2000, Due diligence and design fees offers Add asbestos survey: a building survey does not include one, and it is needed before work starts.
  2. On each cost row, pick a Jobs phase to push it into the plan as a budget line; those jobs appear prefixed "Feasibility:".
  3. Switch to Funding and press Add source of fund: type, label, amounts pre- and post-purchase, lender, rate and term, then Save source and Save funding.
  4. Compare mortgages in the rate table, enter the Estimated value after refurb and press Save valuation.
  5. Read Summary for the totals, and import the funding drawdowns into Cashflow when you want them in the runway.
