Ventilation

The Part F register: what Approved Document F asks of this house, whether the ventilation drawing delivers it, and the measured readings Building Control sign off against.
Methodology: The requirement is derived live from the surveyed rooms — the whole-dwelling rate (the greater of the bedroom table and 0.3 l/s per m² of floor area), the extract each kitchen, utility, bathroom and WC needs, purge and background ventilation for the rooms people live in, and whether the chosen system suits the building's air permeability. Every figure shows its drivers and cites its table. A room with an open-flued gas or solid-fuel appliance raises the Part J conflict rather than computing past it. The drawing check counts the devices on the survey's ventilation layer with the flow rate specified on each; a wet room with nothing drawn is the headline. Commissioning readings are the one thing stored: the measured rate at each installed device, required on completion in an existing dwelling since June 2022. Advisory only — it sizes and checks, the designer and the Building Control Body certify.
Steps:
- Survey the rooms first — the requirement is read from them.
- Under Design requirement choose the Ventilation system, enter the Air permeability if tested and the People living here, tick Cooker hood over the hob if it applies, and press Save design.
- Draw the fans and vents on the Ventilation layer of the plan with the flow rate each is rated at; Design vs drawing shows what is still missing.
- After installation press Record reading per device — Device, Setting, Result, Instrument, Date tested, Tested by — and Save reading; the installer can send readings from their portal. Print or PDF the register for Building Control.
